点検対象：お引渡し後 10 年前後のベルックス製天窓
点検内容：ガラス回りの防水材の交換、部品の点検・確認･補修、グリスの補充、ガラス清掃（屋根側のみ）など
特典：お引渡し後 20 年までの保証延長（ 9 年目、 11 年目での点検でも、一律に20 年目までの延長となります）

本体外装板を点検いたします
屋根側からアルミカバー、ビスの締め付けなどを点検し、必要な場合は補修を行います。

取付けの点検により防水性を確かなものとし、天窓を長持ちさせます。
防水材の交換をいたします
防水材（ブチルゴム［図1 ･ 2 の色つき部分］）を交換、屋根側からのガラス清掃を行います。

金属部（図囲み部分）へのグリス補充を行い、天窓とブラインドの動作確認も行います。

天窓枠の腐食進行例
（築20年目以降の判断基準）
A
窓枠、サッシのどちらかに、1辺が3cm角または10㎡未満の水染み・変色が1か所以内見られる。
B
窓枠またはサッシに1辺が5.5cm角または30㎡未満の水染み・変色が 2 か所以内見られる。
C
サッシに1辺が5.5cm角または30㎡以上の水染み・変色が 2か所以上見られる。
D
窓枠に1辺が5.5cm角または30㎡以上の水染み・変色が 3か所以上見られる。
天窓の設計上の対応年数は25年。それ以上経過すると部品が廃盤のため補修が不可能な場合もあります。
25年以上経過している場合は、A ・ Bの状態であっても、足場のあるタイミングで交換を推奨いたします。
天窓交換Q&A
- 現在天窓に不具合はありません。交換せずメンテナンスだけでは不足ですか？
- ２０年前と比べほとんどのメーカーが天窓事業から撤退しているため、メンテナンスも難しく保障もありません。枠やガラスの傷みは確実に進行しますので、築２０年を経過した天窓は交換をおすすめします。
- 天窓交換は大掛かりな工事になりませんか？
- 古い天窓を外したあとに開口調整で仕上げるのでクロス工事は不要。ほとんどの場合外側から工事可能なので室内の足場も不要です。
- 屋根のメンテナンス時など仮設足場を設置する機会に交換を検討するメリットは何ですか？
- 劣化による問題はいつ発生するか分かりません。仮設足場がある機会を逃すと再度設置費用が必要になり、後の交換費用が割高になります。
- 交換ではなく撤去する場合、デメリットは何ですか？
- 一般的な窓の３倍も採光効果のある天窓。撤去するとかなり暗く感じられ「撤去後に後悔した」という声も聞かれます。工事費も内装の仕上次第では割高です。

- Is replacing skylights a major undertaking?
- After removing the old skylight, we will finish by adjusting the opening, so there is no need for wallpaper construction. In most cases, construction can be done from the outside, so there is no need for scaffolding inside the house.
- What are the benefits of considering replacement when installing temporary scaffolding, such as during roof maintenance?
- You never know when problems due to deterioration will occur. If you miss the opportunity to have temporary scaffolding, you will have to pay for installation again, and the cost of replacing it later will be expensive.
- What are the disadvantages of removing instead of replacing?
- Skylights allow in three times more light than regular windows. When they are removed, the room feels very dark, and some people have said they regretted removing them. Depending on the interior finish, the construction costs can be expensive.
